Comanche Wells Mobile Home Park is a gated 55+ Cooperative Community first built in 1974 (as Fairhaven Mobile Home Park), and officially resident-owned and run since 1983. Our residents own this community, and together we make the decisions. The Park is owned & operated by the resident shareholders, who meet regularly to approve any necessary changes; the day-to-day operations of the Park is under the supervision of the elected nine-member Board of Directors (also shareholders), and the Park Manager, Maintenance crew, and Office team.

CWMH Park is located on approximately 28 acres and is about two blocks west of Oracle Road, on Roger Road. The park has two entrances that have security gates. The front gate on Roger Road is for resident use only to enter. The back gate at the end of Pellar Drive is set up for deliveries and guest to enter. Both gates can be used to exit the park. These gates make the park a secure and safe place to live. The Park location provides excellent access to neighborhood shopping, the central business district, and a regional shopping center, with easy access to the city bus route. Comanche Wells consists of 209 mobile home spaces that are conveniently laid out on fully paved & curbed streets. We have 118 single-wide spaces, 84 double-wide spaces, and 8 triple-wide spaces. The Park prides itself on our residential amenities, including a laundry facility, park office, carwash port and three separate lots for our residents to park their RV’s & Travel Trailers! The amenities continue with two separate ramada areas with two swimming pools, a jacuzzi, the property also boasts a 6,000 square foot all-purpose recreation center — completed in May of 1986 — as well as a regulation Shuffle Board Court & a brand new Bocce Ball Court — completed in March of 2022. Comanche Wells has also recently upgraded our perimeter fencing to a 7 foot block wall, topped with 18 inches of ornamental fencing; resident safety is a priority here, just ask our Neighborhood Watch Committee!

 

Comanche Wells has been known as the “Friendly & Caring Park” since its inception, thanks to the dedicated residents that live here. With activities, committees, and many opportunities to gather & volunteer, there is no need for anyone to feel isolated or alone. The clubhouse is home to many of our group activities, including but not limited to: Weekly BINGO nights every Tuesday from October to April, Knitting & Quilting, weekly chair exercises, a varity of board games every Monday night, Billiards, and Painting. We also offer specialty events, such a Ladies Tea and Taco Tuesdays and many holiday events! Comanche Wells encourages our residents to rent the clubhouse space for their own private events, like scrapbooking and family gatherings! As a community, we pride ourselves on our resident-volunteers & resident-run committees because they are the reason we can maintain lower fees & offer so much. In addition to all of our activities, the Park has yearly fund-raising events, including our yearly Chili Cook-Off, Patio Sale, Arts & Crafts Sale, and new events every day, all of which are resident-operated.

  • Comanche Wells is a qualified Fair Housing Community, for persons over 55. As such, minimum one owner of the shares & home must be 55 or older.

    Any residents under 55 that are living on-site, must also have minimum one shareholder over 55 also living in the unit full time.

    As a community, Comanche Wells does NOT offer any Lot Rentals or Housing Rentals, nor do we have a Rent-To-Own option.

  • Comanche Wells is NOT an Assisted Care Facility. The Park does not offer any form of living assistance to our residents. Should you need assisted living care, at any point during your time in our community, it will be at your own expense and your responsibility.

    Comanche Wells holds an expectation of our residents to be part of our community and not just a resident in the neighborhood. We accomplish our lower cost of living through volunteerism, resident-services, and communal involvement to the best of one’s ability.

  • Comanche Wells is a Cooperative Community. A housing cooperative or "co-op" is a type of residential housing option that is actually a corporation whereby the owners do not own the land outright, though you may own the home outright.

    Instead, each resident is a shareholder in the corporation, based on the relative size of the lot that they live on. Shareholders are also given voting rights in our Annual Shareholders Meetings or Special Shareholders Meetings.

  • Comanche Wells does not have HOA fees. Instead, our residents pay a monthly Maintenance Fee based on their lot size. The Maintenance Fee covers services provided, the Corporation’s annual operating expenses, as well as management & administration, and repairs & upkeep of the property.

    Currently, our Maintenance Fees are:

    Single Lot: $160

    Double Lot: $170

    Triple Lot: $180

    The Monthly Fee does NOT include utilities.

  • Comanche Wells allows most furry-friends. We do not have any breed or size restrictions, but only allow 2 pets per residence. Any certifications, & records must be on file with the office. All pets must be vaccinated and up-to-date yearly with their shots.

    All dogs must be licensed & registered with the state, and their paperwork on file with the Park Office.

    All cats are to be indoor-only; though this does include fenced in yards & screened in patio areas.

  • Comanche Wells has an on-site Maintenance Manager, who is also a resident of the Park. Outside of his regular hours, he is on-call through the Park Office for Park Emergencies, so our residents can always feel comfortable knowing they have someone to rely on.

    However, our Maintenance Manager is NOT available for Resident-Emergencies. If, at any point, a resident has issues with their property, they should immediately call the appropriate companies/business to take care of their property.
